ABOUT BRYAN L. BAILEY ASSOCIATES, INC IN GILFORD, NEW HAMPSHIRE

Bryan L. Bailey started the family business (Bryan L. Bailey, Associates) back in 1978, becoming a recognized Corporation in 1984, and added (doing business as) Turning Point Land Surveyors & Land Planners" in 1991, when (son) Craig & (daughter) Jessica both joined the family company as members of the field survey crews during summer breaks from school.

From the start we have not lost our focus as a family owned and operated company. That focus as a family owned company has established long last relationships with our clients, many of which have remained loyal clients since the 1980's with some of their first of many projects. Many more of our clients are also the son's and daughters of past clients. As clients of Turning Point Land Surveyors & Land Planners, you join our "family".

Bailey Engineering, founded by Craig, was established to provide Civil & Environmental Engineering to both New Hampshire and Massachusetts in 2006.

Turning Point Land Surveyors & Land Planners is a small family owned and operated company with a complete professional team you would find at the big companies. What sets TPLS apart from the "big" companies is that because of our size we keep all services "in-house", we make your project a priority and meet project goals in a timely and efficient manner.

Bryan is a graduate of the University of New Hampshire (UNH), where he earned his B.A. in Earth Sciences. Bryan started his career in 1971, in Derry, NH, where he was born and raised, and has been a NH State Licensed Land Surveyor since 1978. Bryan moved the family north to the Lakes Region in 1979, where the office has stayed and primarily served the Lakes Region. Since starting his career in 1971, Bryan has established a reputation of being a firm and trustworthy source and a true leader in the industry. Bryan was the 2011 President of the NH Land Surveyors Association.

Craig is a graduate of UNH, where he earned a B.S. in Civil Engineering. Craig is a Professional Engineer (PE) and holds a license in both New Hampshire and Massachusetts. Along, with his technical responsibilities as the company's principle engineer Craig is also a Licensed Land Surveyor (LLS,) a certified NH Septic Designer, and a certified Professional in Storm Water Quality (CPSWQ).
 
Craig has been working professionally in the land development industry since 1999, not including many preceding summers working on the field crew along side his dad Bryan. Craig has certainly carved himself as a leader in the industry. Craig was awarded the NH 2012 Young Engineer of the Year, by the NH Society of Professional Engineers.

Along with other such accomplishments Craig is regularly requested to provide consultation to Autodesk and has been retained as a SQA Engineer and subject matter expert for Autodesk, AutoCAD Civil 3D, providing exceptional service and assistance in the development of Civil 3D 2010-2014, and most recently Autodesk Infraworks software.

Craig and his wife (Marcie) live in Hudson, NH, with their two daughters, Olivia and Elizabeth.

Jessica is a graduate of UNH, and holds a B.S. in Forestry. Jessica is a NH State Certified Wetland Scientist (CWS #260), and is pursuing Certification in Soil Science.
Starting her professional career as a Soil Conservationist with the United States Department of Agriculture, Natural Resource Conservation Service, Jessica brings over 15 years of experience as a natural resource professional, and provides a multi-disciplinary approach involving land use and land planning.
 
Jessica performs jurisdictional wetland delineations, wetland function & value assessments, vernal pool determinations and assessments, resource assessments, resource restoration, mitigation and monitoring plans, soil mapping and is responsible for all state, local and federal permits required for the project along with compliance inspections.

Jessica lives in Laconia, NH with her two sons Aaron and Travis.

Private Residential Project, Gilford, NH.

In the summer of 2011 Turning Point Land Surveyors was retained by a local business man who wanted to build a new family home in the heart of Gilford, NH. The project spanned over the course of two years from pre-planning in 2011, field work including a complete boundary survey, topographical survey, wetland delineation, endanger and threatened species survey for small whorled pogonia (Isotria medeoloides) and a boundary line adjustment between an abutter. The planning process continued with regulatory permitting requirements such as a NHDES Wetland Bureau Standard Dredge & Fill Permit for a driveway crossing adhering to the new stream crossing rules, which turned into a 3 foot by 3 foot open box culvert to allow turtle's and other amphibians to cross between wetland resources. The project was then consumed with public hearings in 2012 and finally construction which was completed in 2013. The landowner kept a clear head and sense of humor through some of the regulatory processes and is enjoying his family's new home.

The top photo shows a seemly typical forested wetland that required permitting for the driveway crossing. The wetland had three separate drainage that passed creating a very wide pit and mound forested wetland, with a tier 1 stream crossing.

Mallards Landing Development, Belmont, NH

Developed back in the 1980's the development which started out as a campground has transformed into a community with manufactured homes, common space for residence to share and a private beach along the shores of Lake Winnisquam. Turning Point Land Surveyors & Land Planners have been involved with Mallards Landing and the residence since the beginning.With many units within the 250ft from the lake known as the Comprehensive Shoreland Water Quality Act (Protected Shoreland) planning takes the utmost importance.

Perched Beach Alton, NH

A privately owned waterfront property in Alton, NH desired a beach. Turning Point Land Surveyors & Land Planners provided a complete in house service package with an in house Certified Wetland Scientist, and Licensed Land Surveyors. Turning Point Land Surveyors had previously completed a boundary survey back in 2009 when the (then) undeveloped property was under construction. The new owners sought our expertise when it came to permitting and constructing a perched beach. The property had its own limitations regarding the NHDES 25% slope restriction along the shorefront. Turning Point Land Surveyors & Land Planners was able to meet the clients desired location with a perched beach design that would accommodate both the client and meet the States slope limitations.
